What each service group covers

We work to the 2020 Minnesota Accessibility Code, the code currently in force for existing buildings in the state, and to the dimensions written in your survey where it is stricter.

Restrooms

Moving water closets to the 16 to 18 inch centerline, relocating partitions, reversing door swings, lavatories with knee clearance and insulated drain lines, grab bars on blocking, mirrors, dispensers and coat hooks within reach range.

Entrances and doors

Low-energy power operators with push-plate actuators, frame widening for 32 inch clear openings, beveled thresholds, closer adjustment for opening force, and lever hardware throughout.

Site, ramps and parking

Curb ramps and walk ramps at 1:12 maximum slope, landings, handrails, detectable warning panels, stall counts and van aisles, re-striping and sign posts. Concrete work in winter uses heated enclosures or is scheduled for spring.

Interior elements

Lowered counter sections, protruding object fixes, corridor clearances, hi-lo drinking fountains, and tactile room signage on the latch side of doors.

Inquiry, proposal, delivery

01

Inquiry

Email the survey, drawings if you have them, and photos. We reply within 2 business days to book the field check.

02

Proposal

Within 5 business days of the field check: a price per item, durations, permit notes and a certificate of insurance. Valid 60 days.

03

Delivery

Phased work, weekly status by email, a closeout sheet per item and a 1-year workmanship warranty from each item's completion.

Contract and payment

Smaller packages use a fixed-price agreement with 30% at mobilization and the balance per closed item. Larger packages use an AIA A101-2017 stipulated sum agreement with monthly AIA G702/G703 pay applications broken out by survey item, which lenders can use directly. Lien waivers come with every payment.

What we do not do

We do not prepare compliance surveys, certify buildings as compliant, or give legal advice on complaints. We also do not take on new construction or general remodeling outside the items on your report.
